It is a pleasure to greet all the owners this month. As many of you know, Antonio no longer is with the HOA, so it is my turn to do the HOA NEWSLETTER and this month it is special since it is the first anniversary of the HOA. That is to say, since the operations are carried out directly by the HOA, without the use of sub-contractors.

It has been a year of great challenges and learning. I am proud to work with a team of collaborators who give their best to achieve our objectives, I could not have done this work without all their help. I want to thank the entire staff for their hard work this past year and all the owners for your support.

 
 

The rainy season is always a challenge for the maintenance. Many unexpected things happen and you have to be very attentive. The gardens grow quickly, the pools require extra hours, we have to take care that the wells, and drains are clean, and the common areas have to be attended to much more than normal, so that they are always in the best conditions.

 
 

This past month we had failures in the pool, with the breakdown of two of our pumps, one after the other. These will have to be replaced, but because of the pump specifications, we had to order the replacements from the city of Monterrey, which delayed us a little in completing the repair.

They are already in transit, the pool suffered a few days with the quality of the water. We expect to have the new pumps installed soon.

 
 

You will notice in some places we have been collecting organic material. This will be run through our woodchipper. We apologize if the noise is a bit excessive when we put it to work. We will do it by zones and for short periods of time to avoid discomfort.

 
 

We continue working on our painting program of buildings. This time it was the turn for the Kin building, we painted the interior, the roof area, and the exterior, up to where the height allows our workers to access it safely.

Buildings that have been painted during this cycle have been Zen, Qi, and Kin.

 
 

The pressure washer has been continuously working to remove the mold that has been formed by the rains in the common areas. Pool, entrance, roads, fountains, etc.

 
 

Preventive and corrective maintenance works continue as usual, electrical repairs, hydraulic repairs, filtration repair, tree pruning, well cleaning, irrigation system.

 
 

During our tours to check lighting we took some photos of Tao at night. We hope you enjoy them.

As a reminder, you can use the help desk function available in Cassandra to report common area issues in your building.

 
 

Reminder for Townhomes and residences.

It is likely that after the rainy season your unit will require paint maintenance to keep it looking neat.

The paint we use is the Berelinte brand 7 years, sold at Home Depot. If you need more information or an estimate is required by a supplier, please write to the HOA for assistance.

   
 

We have found that the main water valves (before your meter) in some units are completely blocked by hard water sediment.

If you are experiencing low pressure please send us report through the help desk in Casandra so that we can send the supervisor to evaluate the situation.

 
 

The assigned parking spots for Townhomes D have already been completed by the developer and delivered to the HOA, so we will place the signage soon.

 
 

The remodeling project of the main roundabout is about to end, and the first flowers are sprouting, and the fire will soon burn again!

Results of the Survey
to determine the date of Assemblies 2018

In response to an expressed interest from our homeowners to have input on the dates for the annual homeowners meeting, we sent out a survey with four options, to determine in what month we should hold the meeting. This survey was available for 10 days.

We have now completed the survey, and wanted to share the final results. 20% of our homeowners responded to the survey, and of the four options, February was favored by the largest number of homeowners, by a wide margin.



So, based on these results, we will be moving forward with planning for a Feb 2018 meeting. The specific dates will be provided at a later date.

Thank you for your input. We are looking forward to a very successful meeting, where we will incorporate Phase 3 homeowners into the HOA Master Regime Board.
