Dear Community,

Start again… or even better, just start… for the first time. As a white screen, an empty blackboard... And then, suddenly, a thousand doors open to see, to taste, to choose, to write and erase, to learn and unlearn, the infinite possibilities of a human being to choose the way to live this amazing Life. And January, as the beginning of this New Year, is giving us this great opportunity.

And talking about choosing, what it moves us this month to share with you, is a great project about the environment concerns that opens up our minds and hearts to bring more awareness to what is happening in our beloved mother Earth. For that, we include this important subject as the Topic of the Month, as well as inviting you to an interesting event that will take place in The Wellness Center about the pollution of our oceans, and how we can actually do our bit.

The New Year also brings some positive changes in the Wellness Center with more Yoga classes, meditation and pranayama, as well as the Beach Club with their Thursdays Happy Hour and more, for your full enjoyment.

You will also find in this release, very important information about the upcoming assemblies, the usual HOA report of improvements and maintenance, as well as the well-known space for the Tip of the Month. And do not miss the Article of the month from the “Homeowners Space”!

We were so moved by a film called “A Plastic Ocean” and the passion of one of our owners to share it with all of you, that now we are eager to support spreading the word through the projection of this film, in order to bring more awareness to what is happening in our oceans and what corrective actions we can all take.

“This film explores the fragile state of our oceans, uncovering alarming truths about plastic pollution and the threat it poses to marine and human life, and critically suggests, solutions that may be put in effect immediately to turn the tide. The film was released in 2017 and has won ten Film Awards. Sir David Attenborough, who is a world famous naturalist and broadcaster, describes it as ‘The Most Important Film of Our Time’.

The film’s journey begins with director and writer Craig Leeson, who in his search for the elusive blue whale, unexpectedly discovers significant plastic waste in a part of the world that should boast pristine waters. Teaming up with former BBC Blue Planet producer Jo Ruxton and World Champion free-diver Tanya Streeter, Leeson and his crew traveled to over 20 locations around the globe over the course of four years to document how extensive our plastic problem really is.

What the film’s chief concerns is with the impact our overdependence on plastics is causing for the oceans, it naturally deals with other repercussions that go hand-in-hand with it, notably the impact on developing countries ability to deal with such and enormous, and relatively new, amount of durable rather than disposable waste in these locations.

The film also documents the trickle-down effects plastic has on marine and human health.

Indeed, by compromising the well-being of our oceans we have effectively posed a threat to every level of our food-chains, as all life begins in the sea. A section of the film deals with how plastic (often in the problematic form of micro-plastics) once ingested by smaller marine life is then transmitted all the way up to the food-chain, resulting in unprecedented toxicity levels in the seafood we deem ‘safe’ to consume, even in places renown for the quality of its products such as the French coast.

It also exposes the dangers behind using plastics in virtually all forms of packaging, showing that the chemicals associated with these are known to trigger hormonal-imbalances, above and beyond the obvious impact their usage has on our ecosystems. Some of the images are scaring, with unique footage documenting seabird’s stomachs bloated with plastics, baby turtles ingesting plastic bags thinking they are jellyfish which is a common food source for them, and children playing atop plastic satiated landfills where they are forced to live both on the trash and off it, foregoing school to forage for re-usable that they sell so that so that their families can afford food.

Just when it seems that we’ve created a problem that we can’t surmount, the film changes angle and begins to look at substantial solutions, many of which have seen tremendous successes in alleviating plastic pollution. It emphasizes that the biggest shift need to occur at our level – the level of the consumer – because this change can be immediate. While politics and industry will have to change, these take time and our oceans are running out of it.

With an estimated 8 million tons of plastic being dumped in our oceans each year, the time to act and be part of the wave of change is now. With knowledge comes caring and with caring comes change. This film will give you the knowledge and motivation to effect change so please join us in this special presentation. We will have local marine experts and the representatives from the Centro Ecológico Akumal in attendance to share with you the current environmental plastic pollution situation in our Riviera Maya.

Another work that was carried out this December was the maintenance to all the gas installations that included leakage check, change of valves, painting and nomenclature. The roofs during this year were also painted and waterproofed, now look like new.

The general cistern cleaning (1,000,000 liters) that we have just done, was made with specialized divers, it is the second one that is carried out in the month of December 2016 and 2017. The sediment of calcareous rock that is transported in the water that we receive and accumulates in the bottom of the cistern has to be removed, so that this does not go to the pipes and cause obstructions in the future. An annual analysis of the water will be delivered in next days. It was a job done by the divers for 4 days 8 hours a day submerged.

En épocas de lluvias, especialmente con la presencia de viento es cuando nos damos cuenta que tenemos una filtración de agua por los marcos de las ventanas. Es necesario un mantenimiento preventivo para que no se siga deteriorando.

Las ventanas soportan todos los embates del clima frio, calor, sol, humedad y es normal que a lo largo de cierto tiempo se comience a observar algunas gotas que llegan a convertirse en un hilo de agua dejándose correr por la pared, originándonos un segundo problema, el deterioro de la pintura de interiores por los efectos de humedad que genera.

Mantenimiento en marcos de aluminio: El procedimiento es sencillo y práctico para corregir la filtración:

  • Elimine el exceso de silicón con una navaja o con la ayuda de una sustancia inflamable. Limpie bien con un trapo seco.

  • Rellene con silicón para exteriores de alta calidad. Remueva el exceso con su dedo y colóquelo en otra zona.

  • Listo!

In times of rain, especially with the presence of wind, is when we realize that we have a leak of water through the frames of the windows. Preventive maintenance is necessary so that it does not continue to deteriorate.

The windows withstand all the ravages of cold weather, heat, sun, humidity and it is normal that over a period of time, some drops will appear becoming a thread of water running down the wall, causing a second problem, the deterioration of interior paint due to the effects of the humidity.

Maintenance in aluminum frames: The procedure to correct the filtration is simple and practical:

  • Remove the excess silicone with a knife or with the help of a flammable substance. Clean well with a dry cloth.

  • Fill the space with high quality silicone for outdoor. Remove the excess with your finger and place it later in another area.

  • That’s all!

 
 

Dear Homeowners, We would like to give a quick reminder and considering previous bulletins, that Closing procedures are already in effect for many homeowners. Those that have not begun their closings, all documentation needed from TAO are in place. If you are from phase I or II of the Tao community, closings have been happening since 2 years ago. For Phase III, the documentation has been ready since 6 months ago and closings have been happening since then. Here is a step-by-step summary of how the closing process is and what you need to do.

CLOSING PROCESS (GETTING A DEED)

  • The first step that we recommend is to hire a closing attorney. The closing attorney reviews & coordinates all the steps to speed up the process of your title, follows up with the notary, the Bank, You, and Tao for any paperwork or documentation needed to close, most importantly making sure you get your Foreign Affairs special permit needed to create the real estate trust, and making sure of the completion of the entire process until he/she delivers you personally the title with the recording note from the local public registry office that secures your property rights. She/he should also protect your interest.

  • Your attorney should get in contact with us to start the process.

  • Then, he will contact the Notary’s office (NOTARY 83- Playa del Carmen). The Notary will be drafting the deed and will forward a break down of all cost, fees, & taxes to have the deed ready and duly recorded in public records.

  • It is very important that all outstanding balance or monthly payments with TAO, HOA, Property Tax and Utility Bills are up to date.

  • If you are financing, your financing plan will now become a mortgage trust deed, with the same amortization table attached to the deed and all payments will be acknowledged in accordance to the transfer date of the funds. The Bank Trust will be set up Monex Bank. (in the case of financing)

  • Please take note that this entire process to get to a drafted deed takes approximately 6 weeks.

  • The deed will be sent out for review to the bank, your attorney and to us. After agreement by all parties a closing/signing date will be set. After signing, title is officially transferred. However, the Notary must record the newly transferred deed for public record at the local public registry office. This process takes approximately three months, and sometimes a bit more. Once fully recorded, the Notary will prepare final statements; submit a copy of the fully registered deed to the closing attorney who in turn will forward to his/her Clients.

Our dear owners cleared their homes and brought many “stuffs” in a funny Bazaar where they had a good time with the HOA staff who were very excited with the interesting things they bought. The money collected was donated to a library in Akumal that has programs for the children in the pueblo.

Gearing Up for the 2018 Tao HOA General Assembly!

We are actively preparing for the Annual General Assembly scheduled for February 26 through March 1, 2018. This is an especially important milestone, as Phase 3 will be electing its own representatives for the very first time.

A series of meetings at the building, phase and master condominium levels will take place throughout that week, followed by a meeting with the developer of Tao on Friday, March 2 to which all homeowners are invited to attend.

The annual election process at Tao is a complicated situation, involving quite a few important steps. The Communications Committee is working closely with HOA Administrator Ricardo Maya to help make these meetings go as smoothly as possible, but a lot yet needs to be done.

To date, a special Facebook page has been created for most, but not all, buildings in our Tao community. These pages were created by homeowners who have volunteered to help get things organized at the building level. Here are the Facebook Groups and Building Leaders to date.

We are currently working on two main initial tasks – (1) soliciting volunteers for each 3-person building’s Surveillance Committee (similar to a building-level board of directors) and (2) identifying issues of concern to homeowners for discussion at the building, phase and master condominium levels during the annual meetings.

If you own in a building that has not yet created a Facebook page, please consider volunteering as a Building Leader to help set one up. It’s easy, and we can help you set up the page and provide templates that will help you communicate to your neighbors by sharing messages that have already been sent to other building groups. We also have a Facebook page for Building Leaders to share and coordinate information.

Each building needs a Surveillance Committee – a President, Secretary and a Vocal (sort of an ombudsman or “voice of the people”) to make sure every owner has a voice in our HOA. This is important, so please consider offering your service as one of these building officers. If you don’t know who to go to, let us know and we’ll get you to the right place.

We are the largest HOA in the Riviera Maya, and by far the most complex. To address homeowners’ questions about the elections process and the annual meetings, we’ve prepared “Tao HOA Elections for Dummies – A Handy Guide to the Tao HOA Annual Meeting and Elections Process.” This guide has been posted on the main Tao Facebook page and Google Drive, and has been emailed to everyone for whom we have addresses. If we somehow missed you and you’d like a copy, please let us know.
