Dates of Application of late fee charge by type of quota

Good afternoon dear home owners,

We are sending this message as reminder of the late fee process and structure followed by the HOA.

We'd like to remind our homeowners of the dates on which interest will be charged to overdue accounts, as established at the Ordinary General Assembly held in February 2017.

Please note that interest will not be prorated, so if you are one day late, you will be charged a full month of interest. Also, unpaid balances, including unpaid interest, will be subject to interest charges.

The dates on which the interest begins to be entered are listed by concept or rate type

Reserve Fund:

The deadline to pay the reserve fund without generating any interest is October 31, 2017. Beginning on November 1, 5% interest will be charged for each month of delay.

Maintenance fees:

According to the information established in the Assembly and which was communicated to our homeowners, it is reiterated that the monthly maintenance fee must be paid within the first 10 days of the corresponding month and on day 11, the balance begins to generate interest of 5% for each month of delay.

The deadline for becoming current with payment of maintenance fees, to avoid generating any interest charges is August 11, 2017. After this date you will be charged 5% interest for each month of delay.

HOA Insurance:

This is the insurance that provides coverage for the common property of the condominium. This is paid once a year and mainly intended to insure the equipment, structures, tools, common areas of the condominium against damages that could be caused by fire, explosion, hurricane and damages to third parties.

The HOA insurance policy is issued from May to May, this year a period of 4 months was granted to settle this account; so the deadline to pay the insurance is on September 10, 2017 starting on September 11 you will be charged the 5% interest for each month of delay.

Buenas tardes estimados propietarios,

Por este medio les damos a conocer las fechas en las cuales se comenzará a hacer el cargo de intereses a las cuentas vencidas, como se estableció en la Asamblea General Ordinaria celebrada en febrero del 2017.

A continuación, se enlistan por concepto o tipo de cuota las fechas en las que empieza a aplicar el interés.

Fondo de reserva:

La fecha límite para pagar el fondo de reserva sin generar ningún interés es el 31 de octubre del 2017. A partir del 1° de noviembre se cargará el 5% de interés por cada mes de atraso.

Cuotas de Mantenimiento:

De acuerdo a la información establecida en la Asamblea y que fue comunicada a través del envío de la misma a cada propietario, se reitera que la cuota de mantenimiento de cada mes debe ser pagada dentro de los primeros 10 días del mes al que corresponde y a partir del día 11 empieza a generar interés de 5% por cada mes de atraso.

La fecha límite para ponerse al corriente con el pago de cuotas de mantenimiento, que al día se encuentren atrasadas, para no generar ningún interés es el 11 de agosto del 2017. A partir de esta fecha se cargará el 5% de interés por cada mes de atraso.

Seguro de HOA

Este es el seguro con el cual se protegen los bienes comunes del condómino este se paga una vez al año y principalmente se aseguran los equipos, las estructuras, equipos, herramientas, áreas comunes del condómino contra daños que pudieran ocasionarse como incendio, explosión, huracán y daños a terceros.

La póliza del seguro de HOA se emite de Mayo a Mayo, en este año se otorga un período de 4 meses para liquidar esta cuenta; por lo cual la fecha límite para pagar el seguro es el día 10 de Septiembre del 2017 ya que a partir del día 11 se cargará el 5% de interés por cada mes de atraso.

Si usted ya se encuentra al corriente en sus cuotas de mantenimiento, fondo de reserva y/o seguro favor de hacer caso omiso a este aviso.

La comunidad agradece el pago oportuno de sus cuotas cuyo beneficio a la misma se ve reflejado en las mejoras y mantenimiento del condominio.
