Hola Amigos,

En primer lugar agradecerles a todos los que participaron, de manera directa o indirecta, tanto en las asambleas del pasado mes de febrero como en la reunión para tratar temas generales del desarrollador.

Uno de los puntos que se tocaron en dicha junta, y que es muy importante aclarar, es el funcionamiento y el origen del Tao Beach Club.

Como muchos de ustedes saben, desde el comienzo del proyecto de la Comunidad Tao se manejó la información de las amenidades del Residencial Bahía Principie, entre las cuales ofrecía el servicio de Beach Club exclusivo, en una ubicación cercana a la Playa del Hotel Bahía Príncipe Akumal. Este Beach Club a día de hoy sigue sin tener fecha cierta, si bien la Dirección del Residencial Bahía Príncipe nos ha transmitido su intención de arrancarlo lo antes posible. Una vez Bahia Principe nos den fechas y ubicación del Beach se los haremos saber.

Es por ello que, cuando Tao adquirió el proyecto de las actuales Tao Ocean Residences en 2013, se planteó el realizar una importante inversión tanto en el terreno como en la posterior construcción y puesta en marcha del Beach Club. Esta inversión se realizó para subsanar el retraso del Beach Club de Bahia Principe.

Con la apertura el pasado mes de Junio del Tao Beach Club se cumplió un objetivo y un compromiso con los residentes de Tao. Esto no exime que dicho Beach Club ha de ser económicamente sostenible, y para ello se concesionó a un externo el cual implemento el servicio de bar restaurante y era responsable del mantenimiento, limpieza y cuidado del Beach Club. Dentro de esta concesión, el Club está abierto también al uso de clientes externos a los desarrollos Tao.

En base a los comentarios recibidos de ustedes, se ha tomado la decisión de hacer un cambio de concesionario, en post de mejorar la calidad, amplitud del menú, y el servicio hacia los usuarios. Los nuevos concesionarios tomarán la operación a partir del próximo 15 de Abril de 2018. Junto con este cambio de concesionario, e increíble mejora del menú, se está realizando un cambio de imagen, la cual reforzará el concepto y calidad de alimentos del Club. Por ello, con la nueva concesión, el Club se llamará ¨Jungle Fish Beach Club¨.

En cuanto al funcionamiento del Tao Beach Club, y su uso por residentes y externos, vemos 2 opciones:

  1. Con el nuevo concesionario, establecer un cover de 300 pesos para los usuarios externos, el cual será acreditado contra consumo. Este cover no aplicará para residentes Tao.
    Al mismo tiempo, establecer una zona de acceso único para residentes.

  2. Poder dejar el Beach Club como área de playa solamente para los Residenciales Tao, con libre acceso de residentes con alimentos y bebidas, y sin el servicio de restaurante bar (el cual necesita un mayor flujo de clientes para ser operativo). Bajo este esquema, se cobraría una renta vía HOA para sufragar los costos de mantenimiento, limpieza, seguros, luz y agua, de los cuales nosotros sufragaríamos parte de las rentas vacacionales de Xio.

Esta segunda opción, se debería aprobar en asamblea, ya que afectaría el presupuesto aprobado en las recientemente para 2018.

As many of you know, since the beginning of the Tao Community project we managed information on the Bahía Principe Residential amenities, among which offered the exclusive Beach Club service, in a location close to the Bahía Príncipe Akumal Hotel beach. This Beach Club today still has no certain delivery date, although the Bahia Principe Residential Management has conveyed its intention to start it as soon as possible.

Once Bahia Principe give us dates and place of the Beach we will let you know.

That is why, when Tao acquired the project of the current Tao Ocean Residences in 2013, it was proposed to make an important investment both in the field and in the subsequent construction and commissioning of the Beach Club. This was done 100% in order to satisfy a moral commitment to our clients since the Beach Club of Bahía Principe was still undefined at that time. This investment was made to correct the delay of the Beach Club of Bahia Principe.

With the opening, last June of the Tao Beach Club, an objective and a commitment to the residents of Tao was fulfilled. This does not exempt that said Beach Club must be economically sustainable, and for this purpose, it was concessioned to an outside company who implemented the restaurant bar service and was responsible for the maintenance, cleaning, and general care of the Beach Club. Within this concession, the Club is also open to the use of external clients to the Tao developments.

Based on the comments received from you, the decision has been taken to make a change of concessioner, to improve the quality, breadth of the menu, and service to users. The new concessioners of the Tao Beach Club will be Tony and Carlos (La Palapa Chemuyil), who will take the operation starting next April 15, 2018, and whom many of you already know. Along with this change of concessioner, an incredible improvement of the menu, a change of image is being made, which will reinforce the concept and quality of the Club´s food. Therefore, we wanted to let you know that the Beach Club will be called ¨Jungle Fish Beach Club¨.

Regarding the operation of the Tao Beach Club, and its use by residents and outsiders, we see 2 options:

  1. With the new concessionaire, establish a cover of 300 pesos for external users, which will be credited against consumption. This cover will not apply to Tao residents.
    At the same time, establish a single access zone for residents.

  2. To be able to leave the Beach Club as a beach area only for the Tao Developments, with free access for residents bringing their own food and beverages, and without the restaurant bar service (which needs a greater flow of customers to be operative). Under this scheme, a rent would be charged via HOA to cover the costs of maintenance, cleaning, insurance, electricity and water, of which we would pay part of the users of the Xio holiday rentals.

This second option, should be approved in assembly, since it would affect the budget approved in the recently for 2018.

With the new concessionaire, and in order to have a good service and ease of use for the residents of the Tao developments, a cover of $300.00 pesos is going to be implemented for only external users, which will be accredited against consumption. This cover will not apply to Tao residents.

Likewise, a single access zone for residents will be established.
